Philadelphia Naval Shipyard, Building 10, Philadelphia, PA

The rehabilitation of Building 10 at the Philadelphia Naval Shipyard using Reinvestment Tax Credits with the assistance of Powers & Company, Inc., allowed for the conversion of this historic building to offices.  The building is currently occupied by Urban Outfitters, Inc. as part of their Urban Outfitters Corporate Campus for use as offices and design studios for this nationally recognized clothing and merchandise purveyor.

Stretching for the length of a city block, Building 10 was constructed in 1903 as the Workshop for the Bureau of Equipment at the Philadelphia Naval Ship Yard. The Renaissance Revival building features an arcade of Roman-arched first floor windows, paterae placed between the arches and deep overhanging eaves. This monumental industrial building represents part of Philadelphia’s proud Naval legacy.

The Philadelphia Industrial Development Corporation (PIDC) initially orchestrating the adaptive reuse of the historic core of the Naval Yard and chose to rehabilitate Building 10 as speculative office use. In the spring of 2004, Building #10 received awards from both the Preservation Alliance of Greater Philadelphia and the Pennsylvania Historical and Museum Commission for the rehabilitation of Building 10.

Established in 1794, the Philadelphia Naval Shipyard is the oldest naval shipyard in the country. The history of this sprawling industrial complex is an integral part of state and local heritage, as well as of the founding of the United States Navy.  In 1991, the Base Closure and Realignment Commission recommended the closing of the shipyard and three years later the Navy signed an agreement with the City of Philadelphia to lease sections of the shipyard for private enterprise. Acting as the development agent, the PIDC began the task of converting the buildings into privately leased office and manufacturing facilities.
